Building Automation System

he BA system stands for building equipment management system. Its job is to automatically monitor and regulate the building's mechanical and electrical equipment (such as the central cooling source system, air conditioning terminal, ventilation system, water supply and drainage system, lighting, elevator, and so on). Record, record, and manage key system information and data in order to ensure the comfort and safety of the building environment, increase equipment operating efficiency, save energy, save personnel, improve disaster prevention capabilities, maximize safety, and extend equipment life.

◆Chiller Plant System

Chiller Plant System Include:Chillers, refrigeration pumps, cooling pumps, cooling towers, and related electric butterfly valves and other equipment make up the central cold source system. The BA system's monitoring content for the central cold source system is as follows:

1. Start and stop in order

Because the chilled water flow and cooling water flow must be set before the chiller can work, it must follow a specific switching sequence. The refrigeration pump, cooling pump, and related butterfly valves must be turned on first, followed by the main engine, and then the shutdown process must be reversed.

2. Rotation of failures

The central cooling source system's numerous units are interconnected and operate. If one device fails to start, it will inevitably set off a chain reaction across the system, causing the entire system to malfunction. To ensure that the system does not stop abnormally, our BA system will detect equipment failures in real time and automatically start the next fault-free equipment according to logic.

3. Load distribution

The central cold source system's equipment consumes a lot of energy and has a lot of power. To avoid wasting energy, the BA system automatically matches the number of mainframes to the real load using a logical mechanism.




◆空调末端

空调末端包括新风机组、空调机组、风机盘管等设备。

BA系统对其监控内容如下:

1、机组可以通过BA系统进行定时启停功能,可以根据预定的时间表启停设备;

2、具有联锁功能,风机启动前,新回风阀开启,送风机启动后,电动比例积分水阀可调整其开度。送风机停止后,新回风阀关闭,比例积分水阀关闭;

3、监测新风、送风、回风的温湿度,并根据预定的高低限值判断,超限则输出报警信息;

4、BA系统根据送/回风温度与设定值进行比较,采用PID算法输出控制比例积分水阀的开度,使得送/回风温度趋向于设定温度;

5、BA系统根据送/回风湿度与设定值进行比较,采用PID算法输出控制加湿器,使得送/回风湿度趋向于设定湿度;

6、BA系统根据CO2检测值与设定值比较,自动判断新风阀开度,既使得室内二氧化碳浓度保持在一个较低的水平,又能够合理的利用新风量,有效地节省能耗;

7、过滤器前后各设置压差开关,监测过滤器的堵塞情况,输出报警信号;



◆通风系统

通风系统主要由送风机、排风机等设备组成。

BA系统对其监控内容如下:

1、监测风机运行情况;

2、通过系统预设的时间表来进行启停控制的

3、风机热继跳闸后发出报警信号,提醒操作人员安排人员做检修工作

4、累计风机的运行时间,以便设备管理;


◆给排水系统

给排水系统主要由生活供水设备及集水井潜污泵等组成。

BA系统对其监控内容如下:

1、监测生活给水泵运行状态;

2、生活水管供水压力过高,输出报警信号;

3、生活给水泵热继跳闸时发出报警信号;

4、累计水泵的运行时间,以便设备管理;

5、监测潜污泵运行状态及集水井的液位;

6、达到集水井液位高点,输出报警信号;

7、潜污泵热继跳闸后发出报警信号;

8、累计潜污泵的运行时间,以便设备管理;



◆照明系统

BA系统通过对楼梯间、走道、电梯前室、地下车库、景观照明等公共区域的照明监控,实现定时开关,避免由于人为的疏忽造成24小时长明灯现象的出现。



◆ 电梯

电梯目前在高层建筑必不可少,属于重要的特种机电设备。BA系统对电梯主要采用只监不控的方式,及时发现电梯运行的故障,方便物业及时处理,保证电梯平稳安全运行。一般监控内容如下:

1、电梯运转状态;

2、电梯故障;

3、电梯上行状态;

4、电梯下行状态;
